What might be achieved with a 100 year old property that
was originally fitted with gas lighting, had only external
WC, has a fire in each room, the original coal cellar
and was only supplied with electricity in the 1930s. |

Step 1 – Bringing the mains services
into the 21st Century Cellar conversion.
Locating the central heating boiler and pressurised hot water
supply into the cellar makes valuable space in the kitchen,
bathroom and bedrooms rooms.
Adding electrics and mains drainage helps accommodate critical
features normally found in the modern utility room and adding
a separate WC adds value as well as a second WC.
This conversion really adds value by creating a very useful,
functional utility & drying facility.
Step 2 - Thinking out of the box eliminated
the constraints of this
old building by enabling the ground floor layout to be refined.
As
the owners did not wish to extend the existing kitchen we
removed
a door and relocated a window to create a very small but efficient
modern galley kitchen, while installing French doors in the
dining
room to create wonderful light room with direct access to
the rear garden.
Step 3 – Adding value whilst matching
the environmental
standards defined by the building regulations for heating,
lighting and insulation.
Designing the 3rd floor bedroom to accommodate double
bedroom with en suite and walk-in robes.
Why not add value to the project whilst updating and refurbishing
the property. By redesigning the 3rd floor bedroom as a double
bedroom with en suite and walk in robes, incorporating modern
efficient insulation, UPVC double glazed sash window, central
heating, LV lighting, plenty of sockets, really has added
maximum value to this home.
